The 1/2 bath renovation

 Our actual first reno in the home was the top floor but because we are living up there right now while we do downstairs, I can't quite photograph it the way  I would like so that will have to wait.  So I will start with our downstairs 1/2 bath.  

When we bought the home, the house had 3 full baths but I wouldn't call them useable....The master had an EnSite with a jetted tub, a small vanity and toilet.  The hall bath was very LONG and had a tub/shower combo on one end and then a tiny pedestal sink and toilet on the other.  It was designed horribly and keep in mind, the home was not really maintained and there was hair dye stains and dirt EVERYWHERE.  Not only that, the property is well/septic and and previous owners did not have a water filter.  When you turned on a faucet, it spelled like sulfur and was orange.  It stained everything orange as well.  The first thing we did when we bought the home was have the floors refinished and have a water filtration system put in.  To stay completely transparent, I will be sharing the costs (or approximate costs) of renovating this home.  The floors were about $5000 and the Water treatment was $5000.  So off the bat, we spend $10,000 before we even moved in.  But, I digress.....

Here are some before pics....


The bathroom was long and narrow.  I have no idea why I cannot find a pic of the actual tub.  I think it was just so gross I never took one.  This is the back of the bathroom.  On the left where you see the open wall where the framing is going up was actually the entire hall bath.  



Here is the view from the hallway looking in.  On the left is where the tub used to be.

You can see here the original tile floor.  On the right is where the wall came out for the new master bath.  The original master bath stopped there.



Here is the new black penny tile going in......I wanted black and white but it was twice as expensive.



You can also see where the new wall was put up to make it smaller and a 1/2 bath.  Now the toilet and sink will be going where the original tub was.

We decided on white grout to break up the black.

A 3 light metal fixture really changes it to a "farmhouse" look.

Tiled into the closet.

Hooking up the sink.  We kept the original after many hours of scrubbing.  We added new fixtures as well.





We painted the room a very white white.  And started to put some finishing touches in.....



 
Cutest little accessories!!!!

We are still planning on some wanecoting and crown but for now, we can use it and move onto the next room!
